Why is CRPM moving to a tiered model? +

To give owners more choice and transparency. Some owners want lean, DIY-style management. Others want more communication, subsidy support, or strategic partnership. Our new tiers make sure you only pay for the level of service you actually need.

Which tier will I be in if I don't choose? +

If you do not complete the quiz or select a tier by emailing Vantage@crpm.net by December 15, 2025, your account will automatically transition to Tier 2: Enhanced Performance. This tier most closely matches our current services and will feel the most familiar to you.

What stays the same in Enhanced Performance? +

  • Clear add-on pricing for optional services (inspections, project coordination, etc.)
  • Discounted rates for certain services you already use (vacancy fees, appliance oversight, eviction oversight)
  • Optional Client Success Manager for deeper oversight, rent optimization, and performance reviews
  • Defined upgrade paths: if you want more NOI-driven strategy, Tier 3: Strategic Partnership includes proactive PM, reporting, and quarterly strategy sessions
Can I change tiers anytime? +

Yes, tier changes require 30 days' notice and take effect at the start of a rent cycle (at the beginning of the month). If you upgrade to a higher tier for included project support, you'll commit to that tier for at least one quarter. This ensures fairness and consistency across portfolios. Tier selections apply to all properties across your ownership portfolio or entity. This gives you the option to opt in for more support when you need it, and dial it back when you don't.

Do you offer lease-up only services? +

Yes. For a flat fee equivalent to one month's rent or a minimum of $1,000, we'll handle the entire leasing process, including marketing, showings, screening, lease preparation, and move-in coordination. It's a transparent and straightforward way to rent your property with confidence and no surprises.
